Garden and Property Maintenance; [] Edge Lawns, garden beds and nature strip[] Cut all lawns and nature strip[] Trim and prun shrubs as necessary (up 2.5m) O.H and S requirements apply[] Keep garden beds weed feed [] Mulch (suggested time of year applies) [] Spray[] Keep garden beds free of litter[] Rack and remove all access leaf litter remove for property [] Fertilise lawns and garden beds seasonally [] Ensure watering systems are in working order[] Maintain bin areas remove all litter[] Maintain letterbox areas remove all litter [] Place bins out of collection (usually day before)[] Return bins to bin corral once emptied [] Report all illegal dumping of hard rubbish/ green waste to management [] Costs to remove with photos[] Mechanically blow all hard areas and keep weed free[] Keep all concrete, asphalt and paved areas weed free[] Keep road side gutter clean[] Clean drains and drainage grates [] Remove graffiti where possible- notified with photos / quote[] Gutter care yearly inspection- notified with photos / quote[] Check all common area lighting replace globes [] Clean light fittings [] Seasonally adjust time clock[] Check smoke detector battery ( replace annually)[] Provide Annual Report (detailed Scope Of Works performed)[] Report any O.H and S issues during visits
Cleaning Maintenance; [] Ensure all keys, locks and remotes are operational [] Report any security issues with entrance doors / gates and roller doors[] Clean and wipe down intercom panel[] Clean glass entrance doors and surrounds in foyer[] Dust and wipe ledges within foyer[] Vacuum carpet areas, stairwells and common walkways [] Sweep and mop the tiled stairway/s, foyer/s and walkway/s[] Remove scuff marks from walls where possible[] Dust and clean the handrails[] Maintain indoor plants[] Maintain interior/ exterior water features[] Wipe down exterior balustrades[] Remove cobwebs from building surrounds where possible [] Maintain common toilet in a clean condition [] Maintain all carparks in a clean condition[] Vacuum all lift floors[] Wipe down and clean lift control panel[] Wipe down lift doors on each floor[] Report any other issues to manager
