Each site is different, however we follow a structured property maintenance guideline that is outlined in our Scope Of Works below. Scope of Works Guidelines
SCOPE OF WORKS FOR BODY CORPORATE MANAGEMENT Our Scope of works include; Lawn mowingAll grassed areas including common areas and nature strips that adjoin the property.Edging All edges to buildings, paths, fences or other structures and garden beds are trimmed in alignment with the adjacent mowed area.BlowingSweeping/blowing of all carparks, pathways, drains, carports and driveways of all garden matter following completion of cutting areas within property.Hedging and PruningEnsure clearance to entry/exit to site, pathways, bin areas, letterboxes and all other garden areas for the safety of pedestrians / vehicle traffic within Council regulations.All shrubs/bushes/plants are to be pruned and shaped is accordance to Scope Of Works.Weed controlWeeds are to be removed from all areas and weed control to be maintained.Weed control is to be established through the use of herbicides in all car park/pathway areas.Poison application will adhere to all department of primary industry standards.Ivy control in problem areas (fences etc) is to be dealt with accordingly.Replacing plantsRemoval and replacement of trees/shrubs/plants within property (as requested and quoted).Fertilizing and Mulching Maintain all mulched areas using general bush mulch.Mulch is to be kept to a minimum level of 50mmMulch top-ups to be applied every 6 months or as required to establish appropriate levels.Garden bedsGarden beds are to be kept to the guidelines set out within the Scope Of Works.Garden rubbishAny plant that is unwanted, non native, has died or classed as a noxious weed is to be removed and disposed of at standard tip fee rates. Additional Information (as required)Any additional information such as faults/repairs or recommendations for improvements to property stall be emailed to the relevant site manager or body corporate while on-site.Any additional works on site that becomes urgent will be attended to in a prompt fashion at the requests of Property Managers and fellow management. This will fall under our Duty Of Care policy (see below).Scheduled Maintenance WorksAll maintenance is to be performed as per the Scope Of Works arranged between Kalimna Property Services and the Client, Contractor and/or managing body to property.Regular inspections Regular inspections of drains/pits/gutters/etc are to be performed during Scope Of Works. Other contractors working on sitePrior to scheduled works, the governing body will inform if any works/disruptions that could affect duties to be preformed. List of Repairs and Maintenance tasks; Doors : Touch-Up Finishes, Door Jams, Replace, Hardware, Repairs Fencing : Installation Posts, Rails, Palings, Repairs Doors : Touch-Up Finishes, Door Jams, Replace, Hardware, Repairs Carport : Cleaning and Repairs Driveways : Sealing, Paving, Concrete Repairs Windows and Screens : Windows and Screens Replacement Gutters : Cleaning, Repairs, Leaf Guard Installation Flooring : Installation and Repairs Lighting : Replacement, Cleaning Pressure Cleaning : Paving, Driveways, Windows, Fencing Masonry : Sealing of Brick, Block, Stone, Concrete Walls Painting Interior & Exterior, Weather boards, Fascias, Crack Repairs, Touch-Ups Plumbing : Storm Drain Clogs, Pits, Pipe Leaks, Shower Heads, Toilets Surfaces : Tile, Vinyl, Clean & Seal, Grout, Install, ReplaceCleaning commercial and Industrial Mopping all tiled, vinyl or concrete areas Vacuuming all common property areas Windows and doorway entry* SAFETYOH&S RequirementsPersonnel to wear appropriate personal protective equipment (PPE) as each job requires – e.g. gloves, safety boots, earmuffs, safety clothingWorks required with the use of a ladder will refer to relevant O.H.&S requirements

Duty of Care policyAt Kalimna Property Services it’s our Duty Of Care Policy to respond as quickly as possible to any issues that occur onsite within our scope of works. Once the issue has been accessed, works will be carried out with the appropriate action in accordance with client or manger requests.Above all else, we respect all residents and neighbours in accordance to OHS heath and safety requirements.
